Stone barn to renovate near Vanxains

Detached stone and tiled Water Mill(200 sqm), situated in a hamlet, in the CHARENTE department, between Chalais et Montmoreau, in the area of GOURLAC, with a land area of 27.97 acres(113 214 sqm). Water and electricity(complete rewiring needed), septic tank needed, renovation needed for the roof and floor. Attached to the water mill : stone and tiled barn(6 x 11.20 meters) in need of a new roof; hangar(4 x 6 meters); outbuilding(5.50 x 6 meters) in need of a new roof and with a bread oven; ruin; detached shed. On the land, there are roughly 400 poplar trees that will be ready for harvesting in a few years time, with a value of around 20,000 EUROS. There is no farm, factory or busy road near the property but there is the old railway which is now hardly used as they build a new line for the TGV which is many miles away.
